What is a home inspection?
According to InterNACHI, a home inspection is a visual check of the home’s major structures, systems, and components that are visible and safe to access. Inspectors follow a standards of practice outlining what to cover and what to exclude. Some inspectors may stick strictly to these guidelines, while others go beyond them. The scope of the inspection should be discussed beforehand, and the inspector should provide a copy or link to the standards they follow. After the inspection, you’ll receive a written report, often with photos and recommendations.
Why Should I get a home inspection?
Buying a home is typically the biggest investment you will ever make, so it’s important to get a home inspection because the inspector should be able to discover and document defects that may or may not be obvious to you as a prospective buyer. Such defects can range from simple replacements or repairs to severe damage or safety and health concerns. Additionally, some lending companies require a home inspection on a property before approving the home loan.
Can I be present for the home inspection?
Of course you can! A typical inspection last between four and five hours and usually the inspector shows up at the assigned time does the inspection, then at the end of the allotted timeframe the inspector will walk you through the inspection and the report. If you choose you may be present for the whole inspection also.
What happens if the inspections reveal any problems?
